Selling property in a remote or rural area can be challenging. The properties vary quite a bit in size and quality. Comparable sales data is not easy to access which makes pricing difficult. The properties are spread out and not easy to show.
People who live or spend time in the Cariboo/Chilcotin tend to be pretty self-sufficient. Its a trait that comes in handy.
Its obvious to me that if I want to sell real estate for that kind of person I have to depart from the traditional approach of one size fits all.
Fortunately, I can do that. I can travel, I’m experienced, I’m very comfortable with internet technology and I have a license to sell real estate anywhere in British Columbia. What’s more, I have the highest level of license available and I own my brokerage, so I can be very creative with the packages I offer my clients.
By dividing the labour involved in selling property between me and the owner I can maintain quality services but reduce costs. In the city, for example, a seller would expect me to show the property to prospective buyers, hold open houses, take pictures and put a sign on the lawn, and the seller would expect to pay full pull for those services.
Apply that to the Chilcotin/Cariboo and the opportunity for improvement is obvious. If the seller is in Williams Lake, I’m in Vancouver, and the property is 50 miles west of Quesnel its clear that I’m not going to show the property or hold open houses. Why would I charge for that service if I’m not providing it?
Of course, I could hire someone to do that work, and then charge the owner for it, but the smartest way is to let the owner do the work the owner can do, and let me do the work I can do, and charge accordingly.
